For my next base, I am thinking about setting up in a warehouse for the first time. L&B warehousing, south of Muldraugh caught my eye (Coords: 10711x10466). Clear and loot the warehouses, secure the northern most one with planks or metal sheets to use as a staging base. Should be good for weapons by then, Clear the southern gas station for future use. Hit the residential neighborhoods for skill books. Police station in the south is pretty much the only location if I remember correctly. It's really the worst location on the map to find guns, you will need to venture elsewhere to get loaded with guns + ammo.
